Homeowners that might be on a budget or have limited time these staging tips are for you, but don’t tell anyone- Shhhh…these are top secret!

One- Neutralize
Paint the bold colored walls with a more neutral tone as buyers love light, bright, and airy! Many buyers will be thinking about having to tackle painting or hiring a painting when they move in. You do not want this distraction!

We know painting can be costly so if that is not in the budget you can neutralize with different accent pillows and throw blankets.

Two- Lighting
Keeping with the light, bright, and airy feel proper lighting can transform a space. Table lamps are a perfect way to update any space. We tend to go for more neutral pieces, but depending on the room color this a nice way to add a pop of color- black, greys, blues, and light greens are colors we recommend. If you choose to add some color through table lamps adding a few similar colored pillows or artwork would be a nice pop!

One very important thing to remember is the color / brightness of your light bulbs. We recommend warm whites between 2700-3000K and changing your entire home to this color / brightness as it will bring a warm and inviting feel. Recently, I built a new home and changed all of my own to this hue as it gives the space a completely different feel…Proper Lighting is a must!
Three- Declutter & Depersonalize
You are selling square footage so minimalize as much as possible! We understand that when you live in a home you collect knick knacks, family framed pictures, and loads of other personal belongings. We are not recommending that every family framed picture be removed, but all countertops, tables and dressers should be clear of clutter.
Hide all cleaning products, alarm clocks, phone chargers and anything else that is unappealing visually. We want your home to be sold for the unique beauty it is so declutter…we promise you will feel good about it!
